MOVE IN

We moved in July 4th weekend and have been cleaning up ever since...mold, dust, dirt, misc. construction debris. There was the initial water leak in garage that has been resolved,(we think / pray/ hope no damage beyond where we can see)...prior, there were no gutters on our house for months...(resolved)
There was the unexplained leaks inside our basement into our new furnace (resolved) and subsequent leaks in through new basement window and east wall of basement (still unresolved).
We learned from latest storm that  backyard and garage aren't graded for water to flow away from house...
...

This is just a snippet of our nightmare mess... Over 20 bins of our stuff that was stored needed to be cleaned... We had no choice but to pitch stuff that couldn't be cleaned, just to get the mold out of the house to make it livable...Wool rugs were damaged and thankfully salvaged by drycleaning,...numerous kids toys ruined, 2 golf bags pitched, highchair, stroller, baby activity center, clothes, stuffed animals -all needed to be tossed.

1st week of Feb....

No work monday,
Tuesday, 12 pm - Excavator showed up to unload some gravel for garage backfill.
Wed, 8:30 am, Excavator showed up to unload more gravel, prep for backfill inspection (I think).
Backfill Inspection passed on Wed.
Backfill completed Thursday...
Framing to start Friday


Side note, today, our side neighbor called to tell us that our outside water appeared to be running. Sure enough, I opened back window and could hear the water running outside myself.

Noone can get to it from outside to turn it on, so wondering how this happened...
I shut the water to the outside to off position from the inside, but will have to investigate how/why this turned on by itself suddenly (is that even possible, or has it been running for days?)....
Cooincidentally, our AC unit was moved when excavators were moving dirt. Possibly, water spigot was bumped or something, but Greg has been outside and looked at foundation walls last week, he would've heard/ noticed water running...

Should we be concerned about pipe freezing on outside? I'm going to check into it and see...
A new water service is planned to be installed, which would be new water pipe, replacing this one....
probably nothing to worry about, but checking anyway...is 27 degrees here today

Tuesday, Jan 26th update

pre-pour inspection failed
we're told was due to village requirements for the cold.
GC is positive that is corrected and will pass today...

If passes, maybe the concrete will be poured today....
This would require thermal blankets to be draped over the foundation walls for 3 days, which would mean no more work this week. Still is progress...
They'd strip foundation wall/ backfill/ schedule backfill inspection all next week maybe..
Maybe start framing the week of the 8th?
We'll see...

Thurs, Jan 21st - work continues,..


It looks as if crew is stripping the footings today and starting to frame the foundation walls....
There's a flatbed of lumber, some black hose( not surewhat that's used for...)




Oh, the foundation wall forms!


The black tubing is circled around the cement footings,...maybe it's filled with some kind of hot water or something to keep it warm....

Glad that work is continuing despite the cold....
maybe mother nature will cooperate and the weather won't be as bad as forecasted next week, too....

Wed, Jan 20th - Footings Poured

Watching the cement truck and crew pour/ spread the cement was alot of fun.





Crews finished pouring before 10:00am - awesome!
I think the hay is placed over the concrete to help it cure.
We're expecting freezing rain today/tonight, so hope all goes well.

Mon. , Jan 18th!


Tree Protection fence and site fence was put up today.


FR demo completed today. Garage needs to be completed tomorrow morning so concrete sub can frame the footing posts for inspection tomorrow afternoon.... Think it can happen- Hope it happens!

Thurs, Jan 14th - Mon 18th Excavation

Backhoes and crew reported for duty on Thurs. Jan 14th.
After Thursday's work and 1/2 day's work fri. there is sizeable hole in backyard.


The joys of construction/ demolition, our internet cable was accidentally cut by the backhoe crane, so we were without internet until the fine folks at comcast arrived friday afternoon to run a new line....
A small inconvenience,...

Today, (monday 18th) the garage slab will be demolished and a hole dug if all goes to plan

Tomorrow, the pre-footing inspection is planned.

The work kept a sick Andy and well Thomas entertained,....

Backhoes reporting for Duty

 Backhoes are here,....no permit yet,... but maybe tomorrow,..

GOOD NEWS!

Chris from Reveal is picking up permit this morning.Yeah, it's finally issued!
Plan is to demolish garage slab/ patio slab and excavate this afternoon and next 2 .5 days.
If all goes well, they will prep for pre-footing inspection and schedule monday and pour footings tuesday. Hope everything goes to plan!

Week of Jan 11th -update

Permit issuance is still dependant on trades submitting their registration to Village. The Village has only received from Electrician, it seems....
That's disappointing...
But, Chris of Reveal seemed to say that it will be done soon and excavation would start this week. The Excavation guy is supposed to be coming out today to see how bad the frost is and plan for work this week...That's encouraging news...

Week of Jan 11th...

It's monday, we've picked out our selections for ext. doors, windows, etc. as scheduled...
Weather is a little better than last week, so we're hopeful that demo of electrical and excavation will be completed this week and possibly footing prep, footing pour, etc...
As of right now crews are about 1 week off of the latest schedule due to cold weather/village permit issuance delay...

Garage demolished

Temp 19 degrees or so today.
Crew began at 7:45am and ended at about 3:30pm. Joe and Chris of Reveal dropped by to check on the subs doing the work. Subs were very polite and professional. Here are some pics of the demo.

See the lovely tar that is revealed on our house? I guess a former owner or builder used on brick to attach former garage to our house.....LOVELY!

All went well with the demo with only one basement storm window getting broken accidentally.
That window will be enclosed in the new garage anyway... For now, I'm putting our trash cans in front of it to hide until can be cleaned up. Will mention to Joe when we meet with him tonight.....

Now, the roof is gone....
